Irvine Terrace is a vibrant community with luxury homes situated on large, terraced lots with impressive views. This exclusive community was first developed in 1953 in the mid-century modern style. Developers also created tiered streets, which provided many properties with unobstructed views of Balboa Island, Newport Harbor, and Catalina Island. 
The area formerly known as “Old Terrace” had the motto of “live where you play.”
Today, many of the community’s homes have been updated, remodeled, or completely rebuilt. Yet, the area’s personality as a place to live and play remains intact! This upscale neighborhood is situated on the seaward side of the Pacific Coast Highway near Newport Harbor, Balboa Island, and Newport Center. The neighborhood is a great location for families, with nearby open spaces and playgrounds, opportunities for recreational programs, as well as easy access to beaches and trails. 

Dining, Entertainment & Shopping

The neighborhood is close to Rothschild’s Restaurant, a classic Italian eatery serving homemade pasta made with locally-sourced ingredients. Diners can enjoy veal and ricotta meatballs, lobster salad, truffle fries, and scampi piccata with grilled jumbo prawns, white wine, lemon, garlic, and capers. 
Bungalow Restaurant is a local favorite for its eclectic menu of casual and high-end steak and martini fare, with an excellent wine list. 
Irvine Terrace is conveniently located near the Fashion Island shopping mall, which offers a variety of high-end retailers. The community is also within walking distance to a number of boutique shops, grocery stores, and restaurants.

Irvine Terrace residents take advantage of the community’s central location and short commute to beaches, outdoor recreation areas, and golf courses. The annual garage sale is a fun neighborhood event that encourages neighbors to socialize in a casual setting. 
The neighborhood is located across from the Corona del Mar Plaza, a popular open-air venue with shopping and dining options, including Bristol Farms, Gulfstream and Tommy Bahama’s that is a common gathering area for local residents.
Across the street from Irvine Terrace is the Newport Beach Country Club & Golf Course. This exceptional golf course is a social haven with panoramic views of manicured fairways and the Pacific Ocean. Back Bay Dunes Recreation and Irvine Terrace Park are other popular locations for outdoor activities. 
The area is also just steps to a variety of yacht clubs and the bridge to Balboa Island.


Irvine Terrace residents primarily utilize the outstanding schools within the Newport-Mesa Unified School District. The district covers Newport Beach, Costa Mesa, and Corona del Mar and enrolls approximately 22,000 students in 32 schools, including 13 preschools, 22 elementary schools, two middle schools, and two high schools. 
The district holds several distinctions, such as the second-lowest class sizes in the county and a selection of Gold Ribbon Schools, California Distinguished Schools, Title I Academic Achievement Schools, National Blue Ribbon Schools, and California School Board Association Golden Bell Awards.
  • Harbor Day Elementary:Grades K-8, Private (Harbor Day School is located in Corona Del Mar and has over 400 students with a student-teacher ratio of 11 to 1. Tuition is approximately $23,000 per year for the highest grade offered)

  • Corona del Mar Middle &  High School: Grades 7 - 12, Public (Corona del Mar Middle & High School uses shared decision-making to create a dynamic and challenging school environment. The school is highly-rated and has over 2,000 students. Corona del Mar Middle School takes pride in an enriched athletics program and an extensive extracurricular activities calendar for students to become well-rounded citizens. Corona del Mar High School is one of the best public prep high schools in America. The school ranks #28 out of 1,371 high schools in California for academics and #24 for their athletics program)
