Irvine Terrace is a vibrant community with luxury homes situated on large, terraced lots with impressive views. This exclusive community was first developed in 1953 in the mid-century modern style. Developers also created tiered streets, which provided many properties with unobstructed views of Balboa Island, Newport Harbor, and Catalina Island.
The area formerly known as “Old Terrace” had the motto of “live where you play.”

Irvine Terrace has grown to approximately 390 homes with a median price of around $5 million for three to four-bedroom houses. The area falls under the Newport-Mesa Unified School District, which is nationally-ranked for its facilities and academic achievements of its public schools.
The neighborhood is a great location for families, with nearby open spaces and playgrounds, opportunities for recreational programs, as well as easy access to beaches and trails.

Rothschild’s Restaurant, a classic Italian eatery serving homemade pasta made with locally-sourced ingredients. Diners can enjoy veal and ricotta meatballs, lobster salad, truffle fries, and scampi piccata with grilled jumbo prawns, white wine, lemon, garlic, and capers.

Corona del Mar Plaza, a popular open-air venue with shopping and dining options, including Bristol Farms, Gulfstream and Tommy Bahama’s that is a common gathering area for local residents.
Across the street from Irvine Terrace is the
Newport Beach Country Club & Golf Course. This exceptional golf course is a social haven with panoramic views of manicured fairways and the Pacific Ocean. Back Bay Dunes Recreation and Irvine Terrace Park are other popular locations for outdoor activities.
The area is also just steps to a variety of yacht clubs and the bridge to Balboa Island.
Schools
Irvine Terrace residents primarily utilize the outstanding schools within the
Newport-Mesa Unified School District. The district covers Newport Beach, Costa Mesa, and Corona del Mar and enrolls approximately 22,000 students in 32 schools, including 13 preschools, 22 elementary schools, two middle schools, and two high schools.
The district holds several distinctions, such as the second-lowest class sizes in the county and a selection of Gold Ribbon Schools, California Distinguished Schools, Title I Academic Achievement Schools, National Blue Ribbon Schools, and California School Board Association Golden Bell Awards.
